Managers will liaise with the committee to offer guidance, ensure that the committee are working effectively (suggesting sub-committees if required) and meet with them on at least quarterly basis or more frequent if required. We remain flexible as to the structure of this arrangement as it is determined between the manager and the committee in accordance with the prevailing circumstances and the committee desires. Our experience tells us that there is no set rule, as some committees prefer to have absolutely no day to day involvement in the operation of the building whilst others have a more hands on daily approach.
When the building has a Building Manager we pro-actively manage the owners corporation requirements working in conjunction with the Building Manager and the committee. It is important at the outset that the roles and duties of the Building Manager are clearly outlined and that a structured process is in place to enable the committee to be reported to on a regular basis keeping them well informed of Building Manager and Owners Corporation Manager actions and where necessary and providing guidance to the committee and or seeking approval based upon relevant and comprehensive information provided to them.
